Webster Eleven is 333 market-rate residences over ground-floor retail in downtown Oakland.
Challenge
The block at Webster and 11th, a former car dealership in downtown Oakland, was leased to a school and a parking lot. Building housing there meant a large environmental cleanup in the middle of the city.
Vision
We remediated the block and built 333 homes over ground-floor retail, with Julie Chang's "Interwoven" running along the street-level facade.
Results
Delivered in 2021 with Brookfield, after more than ninety community meetings. Named a 2021 Real Estate Deal of the Year by the San Francisco Business Times.

Interwoven
"Interwoven," a 10,000-square-foot public artwork by Julie Chang, who designed the Grand Hall floor at San Francisco's Transbay Terminal, fabricated with Oakland's Magnolia Editions. The piece draws on the symbols of Oakland's Chinatown and the layered identity of The Town.
