19th & Harrison is a 224-unit, seven-story apartment building over ground-floor commercial space in Oakland's Uptown, one block from the 19th Street BART station. It has two courtyards and a rooftop deck overlooking Snow Park and Lake Merritt.
Challenge
The building came to market in January 2025 because its owner faced a loan maturity in a debt market that had effectively closed. Pricing reflected sentiment about Oakland, even though the building was close to full.
Vision
We bought the 224-unit building in 2025 for its occupancy and its location across from the Kaiser and PG&E buildings.
Results
Occupancy held near 95% through the ownership transition, and net effective rents grew 13% year over year.
