Construction loan for $73.3 million kick-starts student housing near Sac State

Though students won't be back on campus in great numbers anytime soon, a new housing project for that population will break ground this month near California State University Sacramento.

AECOM/Canyon Partners, partnering with The Martin Group, announced receiving a $73.3 million loan to start construction of a 223-unit project called Wexler on 65th at 6620 Folsom Blvd.

In an email, the developers stated the four-building project, at 65th and Q streets, will have design tweaks to make it comply with recommendations for social distancing during the Covid-19 pandemic.

"Common areas, such as the study lounges and the business center, will be designed with smaller and more personal spaces rather than as an open floor plan to ensure groups can remain distanced," the email states. "Additionally, as people remain cautious about public spaces, we will equip units with dedicated working spaces to provide students with safe, private options."

Construction is set to begin this month for the project, one of several student housing projects popping up or planned in the area around 65th Street and Folsom Boulevard. A representative said there was no information about the project cost beyond a news release announcing the loan, which was from Pacific Western Bank.

Wexler on 65th is set to open in time for the fall 2022 semester at Sac State, with units including studios and larger apartments of two to five bedrooms. There is also a multistory parking garage and 7,500 square feet of ground floor commercial space in one building with apartments above it.

The project is being built on what was parking for the nearby light-rail station operated by the Sacramento Regional Transit District. Sac RT sold the land for Wexler on 65th, formerly known as 65 East, last year for $5.5 million.
